Alternative Short Term Funding/Commercial Bridging

The commercial bridging loan, a  previously popular  financial tool,  has
for the time being been restricted in its use because of the financial crisis which
commenced in 2008.

In certain circumstances it is still a viable but through a limited market in the UK.

Previously and hopefully in  more settled market conditions it could ( and still can be)
utilised when funding is required to be in place within a matter of days and not weeks
as is the case with most Banks’.

In this case, provided that the Loan to Value was within the permitted parameters,
Short Term funding will enable the asset (usually property/land) to be acquired and
then the client has TIME to organise the longer term conventional funding.

Previously Short Term funding could be obtained on the "Market Value" of the
Property/Land whilst a conventional lender would only consider the lower of
Purchase Price or Valuation.  This can "still" be achieved but the market is in
most cases restricting this to a maximum of the "purchase price".

So commercial bridging finance can still be a useful financial tool.
